The rights of an individual or company in any real estate property are registered in Israel with several different institutions, either jointly or separately. The land itself, for registration purposes, is recorded with the Israel Land Authority (formerly the Israel Land Administration), at the Land Registry (Tabu), or at the Jordanian Land Registry for Judea and Samaria. The apartment (there can be many apartments in a shared building on one plot of land) is registered at the Land Registry (Tabu), with the Administration, or with the development company that built the building (the housing company). For apartments that are not yet registered at the Land Registry for various reasons, we will want to examine the seller's rights to the apartment at the Israel Land Authority by means of a certificate they will issue for us.
